I owner financed my home in 2008. They made only two payments and I had to repossess the home. They did a lot of destruction - fire. I had repairs made and sold the house again. It is my opinion that the house is an investment b/c I earn interest income. Can I deduct the expenses incurred to offset the interest income?

The casualty damage cannot be used to offset (or reduce) the interest income earned on your mortgage. The cost of repairing the house for the casualty is added to the basis of the house. The expense would reduce any gain on the sale of the house.
